We provide LEED - WELL air testing services

LEED is an acronym for Leadership in Energy and Environmental Design. WELL requires similar air testing. 

In the US LEED Certification is overseen by the United States Green Building Council. This Certification system is designed to promote resource-efficient buildings that provide comfort and health for occupants.

The Apple Headquarters as well as the Salesforce Tower are Platinum Certified by LEED.

Four rating systems are used:

The LEED system is based upon points. It is a complicated system that considers different criteria for each Credential.

As the LEED system has grown, different allowable levels of chemicals and particulate matter are used. That’s why you will see v3, v4, v4.1. Each version or v has different levels of allowed chemicals.

We do not provide guidance, instruction, or testing on things like natural available inside lighting, insulation, the recyclable factor of the building materials, etc. Those concerns should be addressed by your LEED professional, usually referred to as a LEED AP.

Certifications are awarded by the points a building has achieved. Platinum certification requires 80 points.

These are the points today for each of the four levels of LEED certification:

  • Certified (40–49 points)
  • Silver (50–59 points)
  • Gold (60–79 points)
  • Platinum (80+ points)

We strongly recommend you choose an LEED Professional that is located in the US, preferably California. That person should know the US requirements. The sure way to have your LEED application fail, is to have your AP require the wrong kind of testing or the wrong allowable levels of chemicals. If your LEED AP is in California, communication becomes much easier for everyone. As with any professional, confirm licenses and insurances are current.

Planning is everything for successful LEED accreditation. Whether it is new construction or a remodel, planning with your architect and your LEED Accredited Professional will ensure a smooth completion for your LEED project.

Air Mapping before LEED – WELL Testing

At our initial walkthrough we may use state of the art portable air sensors that will indicate if TVOCs or particles exceed the passing concentrations. The results can give you guidance on any areas that require additional work before expensive testing is performed.

LEED – WELL air testing for TVOCs, Formaldehyde, Ozone and Particulates

If requested, we also do air mapping and particulate readings again before we begin air sample collection. NOTE: for pre-LEED testing particulates we use a 6-channel particle meter. For LEED testing we need to take gravimetric particulate count. This is only done at your request.

Air Mapping without LEED – WELL Testing

We offer air mapping without LEED testing. Often clients want to trace an odor. Maybe in a multiunit building, strange odors can creep into your living spaces and you want to know what it is. We can help you identify what it is an usually an idea of where it is coming from. In the City with so much construction and so many wild fires it is helpful to rule out those factors.

City dust contains multiple problems. The issue that gives us the most concerns are particle sizes at or below 2.5µg/m3. Those sized particles are breathed into your lungs, but some/most can’t be breathed out. That’s a huge problem for anyone with breathing challenges, like asthma, post COVID, etc. We use a well- calibrated, new 6 channel (that means is measures various sizes of particulate matter) device just for measuring particles in the air. It does not measure >.3 µg/m3.

We can measure below >.3 µg/m3, but that is a longer test with more expensive equipment and lab analysis. Our measurements are an initial evaluation of your breathable air. We will discuss the results with you and, based upon your direction, will do a more extensive investigation.

If you would like a quote for your LEED project, please provide blueprints that your LEED AP has marked where testing will be necessary. These locations will be confirmed during our initial walkthrough.
