Our COVID-19 policy is required For the Safety for All

COVID-19 Policy is required by all persons that will be involved in inspections onsite.  California is currently under a State of Emergency in response to the COVID-19 virus pandemic. Due to the current mandate for social distancing, the following procedures have been enacted by our company for the safety of both our inspectors as well as our clients and all other interested parties:

Access for Onsite Inspections

Access to the inspection site will be made with the following options:

  • A lockbox or a hidden key will be set up in a strategic location. This will be in place prior to our arrival onsite. Guidance will be given by the client as to the location and any specific instructions needed to access and use the lockbox/hidden key. The key will be replaced in its original location at the conclusion of the inspection unless otherwise instructed.
  • If the use of a lockbox or hidden key are not possible then the client, client’s representative, or tenant must be onsite to unlock the entry door(s). The client, client’s representative, or tenant will then leave the premises or sequester in the building in an area not included in our scope of work and allow the inspector to conduct the inspection.

Social Distancing

The consultant will call the client, client’s representative, or tenant when in close proximity to the building.

The inspector(s) will be wearing a face covering. It is mandatory that the client or client’s representative is also wearing face covering and maintain a distance greater than six feet.

The client, client’s representative, or tenant will be contacted by phone when this inspection is complete.

It is the client or client’s representative’s responsibility for sequestering the tenant for the time period needed for this inspection. If the tenant is not willing to follow these directions, then the inspector will leave the assignment and the client will be charged for a missed appointment.

The designated person will unlock the door and sequester inside the building/unit in an area that is not being inspected or the designated person can stay inside a vehicle adjacent to the building or inside of a garage. If the client, client’s representative or the tenant is not willing to follow these directions, then the inspector will leave the assignment and the client will be charged for a missed appointment.

More to Know

COVID-19 air and swab testing is available through several several laboratories that we work with. We know the histories of these labs, all are licensed, inspected, insured, professional environmental labs. We do not offer this type of testing routinely at this time.   The length of time for the labs to return results to us varies from 2 hours for swab samples in San Francisco to 14 days for air testing. COVID-19 surface testing may offer some value to some projects. COVID-19 air testing is in it’s infancy and the length of time for the results makes it’s value to our clients questionable, without a very specific identified testing goal.

As we are a small, family business we have chosen to not routinely accept testing projects for COVID-19 to protect our family. 

For all other contaminants
After an initial walkthrough and examination has been conducted, the conversation of sampling strategy will be discussed via phone call with the client.

If the client cannot be reached, any samples collected will be placed on hold. The samples will be released for processing once confirmed with the client.

The air sample(s) will be hand-delivered to the laboratory on the day of inspection or the next morning depending on the time of the inspection, the distance from the inspection to the laboratory, and traffic.

Bacteria air, bacteria swab, and/or mold swab samples have an incubation time and sampling confirmation needs to be done before 4 PM of the day the sample is taken. It this is not possible the sample may need to be retaken at an additional charge.

Volatile organic compound testing requires two (2) hours per sample. The sample pump is on a timer and goes off automatically. The consultant(s) may leave the area for a short period of time an come back when the sample has competed. The sample needs to get to overnight delivery service by 4 PM Monday to Thursday as the sample needs to arrive at the lab with a next day rush.

Laboratory Availability

Currently, the laboratories utilized for the analysis of the samples collected are still operational. It is unknown how long the laboratories will remain open. We are diligently checking the status of the laboratories and will be in communication with you if the operation of the laboratories changes.

Depending on the type of sampling performed, lab results are usually ready within three to five (3-5) business days. If the results are needed sooner, there are rush charges associated the sample analysis. These charges are referenced on the agreement.

Volatile organic compound testing require ten (10) business days for results. Rush results and charges are by request only. The lab has to be contacted for exact pricing and lab result delivery. Day 1 of the 10 business days starts when the Chain of Custody and sample are received, logged in and signed by the lab.
