Sometimes it’s cheaper and easier to verify with infrared cameras, etc., if the leak is water tight before rebuilding. There’s a good chance that mold will grow in areas where building materials get wet.

American Air Testing’s leak detection process uses infrared cameras and other industry standard techniques.
Infrared technology measures the surface temperature of the building materials. If those building materials are wet, the infrared camera will show a temperature differential of approximately 6 degrees colder. This temperature differential needs to be confirmed with a moisture meter, as air infiltration in some instances, may cause this, as can metal behind sheet rock. Water has the ability to make building materials colder in an irregular pattern which can be easily found using infrared images.

American Air Testing can perform water leak detection according to the architectural standards, however, this is an expensive and time-consuming process and not necessary for most projects. This standard requires an on-site water truck with a spray rack calibrated to deliver huge amounts of water on the exterior of the building. Normally the street is closed, permits gotten and a drying company standing by to immediately begin drying out the building. Infrared imaging to detect for moisture will not work on all building materials including marble and concrete. If these materials are of concern, we still may be able to help.
