Post Remediation Validation Report

Steps For Successful Mold Removal

You can ignore the above process and, if mold is found AFTER the sheet rock is replaced you have two expensive choices:

  • tear out all the sheet rock, dry, fix the water leaks and clean the area
  • do additional testing and if it comes back contaminated, then you tear out the sheet rock, dry, fix the water leaks and clean the area.

You may also choose to have no validation testing; however, if you plan on selling or transferring your property, you may need to get a mold validation document at the time of sale. Getting the mold validation document now alerts you to any potential expensive future problems.

The Post Remediation Validation Report, through professional microbial laboratory testing, either confirms or denies successful remediation. In the normal course of events, inspection and testing is redone until all levels of mold spores are considered within an acceptable range. The acceptable range for interior mold levels is based upon a comparison with the outdoor air, and may, at this consultant’s determination, include microbial historical data, which is the nationally recognized mythology. See IICRC S520. See also the NY City 2008 Guidelines.

Airborne mold spores cannot be seen by the human eye. That is why professional mold laboratory testing is so important at the end of the remediation process. This validation testing needs to be completed before containment is removed or any reconstruction begins. Please see the Steps For Successful Mold Removal shown above.

To ensure a successful mold removal, you must maintain the building in a leak free condition.
