Mold Status Report

If you do have a mold or microbial problem in your building, you will need a document:

  • that identifies the mold problems and
  • outlines what needs to be done to correct the mold problems.

Some projects are very complex and sometimes may need a detailed removal protocol. This will be discussed with you onsite. There is an additional charge for this extensive document preparation. No work is ever done without your specific preliminary authorization.

A Mold Status Report prepared by American Air Testing include:

  • Summary of findings, observations and recommendations
  • Photos with captions and supporting instructions
  • Appropriate lab results
  • plus specific supplemental supporting information

The time needed for an on-site inspection usually lasts 1-3+ hours depending upon the size of the building to be inspected and the complexity of your project.

Before the appointment, there is a history questionnaire that is completed by the occupant or owner. The answers assist us in identifying the history of water intrusions. It is also beneficial for us to know about any previous inspections or remodeling and specific client concerns. American Air Testing’s Mold Status Report onsite inspection identified the most probable locations of mold growth, where testing would be indicated. This is discussed onsite with you before any testing is performed. The last page of the questionnaire summarizes any physiological symptoms that the occupants might be experiencing that may be, in some cases, associated with a physical response to the presence of mold and/or a mycotoxin.

Particle meter, moisture meter, temperature and humidity readings are taken during the first hour of the onsite inspection. We may also, if appropriate, use an infrared camera to find areas of moisture. We review these findings with the client during the inspection and advise on necessary testing. If mold is suspected, mold air samples, mold swab bulk samples of the area will be taken and delivered to a licensed environmental lab for analysis.

All the data is gathered together and presented in your Mold Status Report.

Your report is delivered by e-mail unless otherwise specified. After receiving and reviewing the Mold Status Report, it is recommended that any additional questions or concerns be discussed over the phone with the inspector.

If remediation is needed because the presence of toxic molds was discovered, American Air Testing will be available throughout the process to answer any questions or concerns that you may have. American Air Testing is also available for Project Management.

American Air Testing has the ability to combine the Mold Status Report with other reports services, as needed. This may include bacteria, asbestos, lead or infrared water leak detection. For example, a house that was flooded may have both a sewage and a mold problem.
